Client Background

This client is special. I will never name any names to keep my network secure. Essentially, this is the longest partnership I’ve had with an individual. This person came to me at a Pace Morby event. Playbook Automations was making its name in the community because we came from a technological approach to real estate. We noticed a niche in the market — most people are either visionaries or executors (as another client of mine once said). Executors were usually the cold callers on the phone. We decided to take a more automated approach.

GoHighLevel has a really great AI suite. Keep in mind, there are layers to AI development. The training of GHL’s (GoHighLevel’s) AI conversational bot is decent, but the best part is its easy-to-use workflow builder. I would say we’re in the top 0.01% of GHL developers. We knew that the AI suite would work wonderfully for this use case — it’s something we could have our client operate entirely from.

So the objective was to data scrape using a lead stack direct to seller methodology and push them to an AI chat bot that books meetings with sellers looking to sell now (easier said than done 😉👉)

The way we identified the leads will remain somewhat proprietary. What I can share is that we used DealMachine and n8n to implement a lead stacking method that streamlined how we prioritized and filtered properties for acquisition.

This approach allowed us to cross-reference multiple data sources automatically — helping us uncover motivated sellers faster while keeping the process efficient and repeatable.

To sum this up, the client with this build now has a consistent pipeline of motivated seller leads. We’re currently expanding this system by working together on contract automation for his sales team — continuing to evolve the Playbook that started it all.
